In Orange County, the firm is developing sorely needed workforce housing to meet the needs of today's employees. With support and cooperation from the Town of Wawayanda, Regan Development is developing of the first housing targeted specifically to those who live and work in the community. The strong and speedy growth of the Orange County economy has created a housing crisis. Horizons at Wawayanda helps alleviate this crisis, with the creation of 106 one, two and three bedroom apartments at rents that will keep local employees in the community.

Horizons will create an apartment complex with attractive amenities that allow residents the lifestyle they deserve. Each apartment will have wall to wall carpeting, a generous appliance package, and plenty of spacious closets. In addition, the complex will have active and passive recreation areas, a resident garden, convenient laundry facilities and a community room for meetings and programs. Horizons is now in the approvals process and construction commencement is expected Autumn 2006.

49 Active Adult Rental Apartments - Wurtsboro, NY
At Horizons, the firm is now commencing construction to create brand new country-style apartments at a beautiful creekside setting in Sullivan County. The project creates 49 oversized one and two bedroom apartments for rent to local senior citizens, all at affordable levels.

In addition to well appointed apartments, the complex contains on-floor laundry, a large community room, an exercise room and a well-stocked library for resident use. More than just independent apartments, the complex will be a place for social interaction and activity. In addition, the site has a scenic sitting area, facing the creek.

Regan Development has worked closely with the New York State Division of Housing and Community Renewal to create this much needed housing.

East Main Mews
A Historic Renovation
20 Affordable Apartments & 4 Retail Stores

In Bridgeport, Connecticut, the firm is transforming a currently vacant, historically significant structure into 20 affordable apartments and 4 neighborhood retail stores. The complex will create a quality development anchor to this area of East Main Street, providing much needed affordable rental opportunity and a vibrant commercial center for the neighborhood. Additionally, the development will rescue this historically important site, adding it to the National Register of Historic Places.

Regan Development has teamed with owner-developer E-N Properties, the City of Bridgeport, the State of Connecticut Housing Finance Authority, the State of Connecticut Department of Economic and Community Development, Alliant Capital and the Bank of America to make this project possible.

Horizons at Clifton II & III
208 Affordable Apartments for Seniors and the Disabled
Following the successful Senior Horizons, the firm is returning to Clifton to develop the new construction of 208 apartments for seniors and the disabled in the Athenia section of Clifton. This project represents the largest and innovative implementation of the State of New Jersey's new Special Needs Housing Trust Fund program. That program is designed to meet the large need for housing for the disabled. Twenty percent of the apartments will be set aside to provide high quality living units for the disabled. The apartments will be fully accessible, and the developer will work hand in hand with the Volunteers of America to assure all disabled residents receive a full spectrum of necessary support services.

Horizons will be a first class residential community, with amenities to match the fine apartments to be built. The complex will have a swimming pool for resident recreation, as well as an exercise room, a library and media center, a community room and a television room. The apartments will be spacious one and two bedroom units, built to the usual Regan Development standards. Apartments will have individual heating and air conditioning, dishwashers, stoves and refrigerators. The project is now in the planning process and construction commencement is expected in Autumn 2006.

Colleoni Building
In Newark, New Jersey, Regan Development is rescuing an architectural gem currently lying vacant and boarded in the Lincoln Park section of the city. The Colleoni Building will be fully renovated beyond its original glory, recreated with 29 oversized apartments for those who work in Newark. The building will have an exercise room, state of the art kitchens, and spacious apartment layouts to meet the needs of its residents. The apartments will rent to a wide spectrum of people who are contributing to the renaissance of Downtown Newark, including local employees, professors, civil servants and medical personnel. As Newark grows and blossoms, the Colleoni Building will provide high quality market rate housing to those who are helping make that possible. Construction is anticipated to commence in Summer 2005, with occupancy in Summer 2006.
